CalculaTR can be accessed via REProTool on the main navigation bar.
You will have the option to access Net Sheet or Fixed Rate Mortgage Calculator. The Agency logo will display on the calculator selection screen.
Fixed Rate Mortgage Calculator
The Fixed Rate Mortgage Calculator is used to estimate the monthly mortgage payment amount based on the principal amount borrowed, the length of the loan and the annual interest rate. It will also determine your total mortgage payment. This includes property taxes, property insurance, and private mortgage insurance (PMI) payments. Any field names underlined with a dotted blue line can be clicked to provide helpful info about the fields.
To access the other sections, you will need to enter a Home Price, the Down Payment the Interest Rate and Loan Term. The Down Payment field can be changed from % to $. The header will reflect the monthly mortgage payment based on the entered info.
The Loan Term can be adjusted using the Mortgage Type options. User defined values can also be entered. Changes made to the Mortgage Type will update the Interest Rate accordingly.
Under Other Monthly Payments all fields can be changed from $ to %. The fields can be entered for any applicable monthly payments that are made to get a more accurate estimate. The entered values should reflect the yearly total of the payments. The header will reflect the monthly cost of all entered yearly fields.
Total Monthly Out-of-Pocket will reflect the monthly breakdown of totals entered in the Other Monthly Payments section. Monthly Mortgage Payment (P&I) is based on the values entered into the Monthly Mortgage (P&I) section. The header will reflect the total of all displayed fields.
Total Cost of Ownership shows the total of any costs entered into prior fields over the course of the loan term as well as the Month and Year of Mortgage Payoff. The header will reflect the total of all displayed fields.
Below the calculator, the Amortization Schedule will display the total number of payments for the loan term, the monthly payment amount, the monthly principal of the payment, the monthly interest of the payment, the remaining loan balance and remaining percentage of the loan.
Payments per page can be displayed by 12, 36,120, or 360. You can use the |< to jump to the first page and the >| will jump to the last page. Using the < or > buttons will take you to the prior or next page.
If you wish to clear the calculator and restore defaults, you can use the Reset Calculator option at the bottom of the page. This will reload the calculator and clear any entered data.
At the top of the page, you can click the hamburger menu to open the calculator menu. This will allow you to switch between the calculators or return to the main calculator menu.
