Q: If there are prior year, unpaid taxes the seller is responsible for, how do I include them in the Net Sheet? Q: If there are prior year, unpaid taxes the seller is responsible for, how do I include them in the Net Sheet?

A: 14 Feb 2024:

  • There is a current fix to include a new field in the Estimated Property Taxes section called “Prior Year Taxes Not Yet Paid by Seller”. It should be deployed to operations by the end of Feb 2024.
  • A work-around for not having the field displayed by default is to go into the “Payments and Credits Section” and click on “+ Add Field” and add a new field called “2023 Taxes still due by Seller” (or whatever you’d like to name it). I realized this is NOT the desired solution, but until we can get the fix implemented, adding a field will work to add in prior year unpaid taxes.
  • While this field will not be displayed in the Estimated Tax Section, it will be included in the total Net calculations as a payment the seller still needs to make.  It will also appear on the PDF report that can be sent to the seller.

Q: Why are the fields in the “Property Tax Assessed Values” section grayed out (i.e. Read-only)?

A: If a user enters an address in LocaTR and the Assessor has reported property taxes for the specific property, this section is auto-populated with this tax information.

Q: If there are no assessed values in the “Property Tax Assessed Values”, how do I get the correct tax data in the Net Sheet?

A: Regardless of whether a user imports tax information from LocaTR or not, the user can manually update or input the “Estimated Annual Tax” field for the given property. When working on Net Sheets without tax information from LocaTR, the user  looked for the tax amount on the County Assessor website
