Getting Started: Title Agency Website
DeposiTR can be accessed via an invite email sent by a Real Estate or Agency user or by accessing the Earnest Money Deposit page on your Agency’s website.
You can initiate an Earnest Money Deposit via your Agency's website.
When setting up an Earnest Money Deposit, all fields marked with a * will need to be entered. A valid Email Address and Mobile Phone number will need to be entered to receive the DeposiTR link and Security Code.
Submitting your details will allow you to continue through the Earnest Money Deposit screens without using the email link, though an email is still sent in case you need to access the deposit screens at a later time. You will still be required to enter the code received on your mobile device to access the screens.
Getting Started: Emailed Invite
If the Agency you are working with sends you an EMD Invite, you will receive an email with a unique link and instructions on how to continue with your deposit. Additionally a text will be sent with a security code that you will be required to enter.
Upon using the link in the email, you will be asked to enter the security code you received by text.
Once you enter a valid security code, you will be given the option to select either a Remote Deposit Check Capture (RDC) or an eCheck (via ACH Network).
Remote Deposit Check Capture (RDC)
A Remote Deposit Check Capture allows you to take a picture of a physical check using your mobile device and submit it to your agency.
After selecting Remote Deposit Check Capture (RDC), you will be taken to the Acknowledgments & Agreements page where you must agree to all listed items to proceed.
After agreeing to all items, you will need to verify the displayed information is correct. If there are any minor issues, such as a misspelling, they can be corrected here. If a different email address needs to be used, that can also be changed. If there are bigger issues with the information, like an incorrect address or name, please STOP and contact your Agency.
* If the email is changed, you will be asked to confirm the change before submission.
On the next screen, you will be asked to upload a picture of the check front and back. If on mobile, you can use the camera to take pictures of the check. You also have the option to upload previously saved check images on a device. The amount will need to be entered and must match the amount written on the check.
After uploading your check, continuing on to the next page will display your Earnest Money Deposit Summary. Verify each section is correct before submitting your deposit.
After you confirm your Earnest Money Deposit and submit it, you will receive a success message and will receive an email with an EMD submittal receipt.
eCheck (via ACH Network)
An eCheck uses your routing number and account number to directly withdraw from your bank account and send the payment digitally to the agency.
After selecting eCheck (via ACH Network), you will be taken to the Acknowledgments & Agreements page where you must agree to all listed items to proceed.
After agreeing to all items, you will need to verify the displayed information is correct. If there are any minor issues, such as a misspelling, they can be corrected here. If a different email address needs to be used, that can also be changed. If there are bigger issues with the information, like an incorrect address or name, please STOP and contact your Agency.

n the next screen, you will need to enter the eCheck Amount and a Service Fee will be shown. The appropriate Account Type will need to be selected, the Account Owner needs to be entered, and a valid Bank Routing Number will need to be entered. If the routing number is not valid, an error will be received. You will be asked to enter and confirm your Account Number.
After entering the eCheck information, continuing on to the next page will display your Earnest Money Deposit Summary. Verify each section is correct before submitting your deposit.
After you confirm your Earnest Money Deposit and submit it, you will receive a success message and will receive an email with an EMD submittal receipt.
